9/29 Email to board members about lack of communications and response from management
From: David Sankey <sankdog@gmail.com>

Good afternoon,
I hope you all are doing well.
There's nothing new in this email, and I'm just trying to paint a clear picture of what I'm experiencing in real time to try and keep any communication open. You can call me anytime, 561 463 8641.
I'm very disappointed with the lack of response from Long. I'm also disappointed with the information she is spreading about me. A couple of you have accused me of wanting to see everything that comes across her desk. Others seem to think I'm colluding with owners against her. While I never said that, you seem to think that I said so. Please talk with me and all board members as well as the owners. If you are only counting on Long to give you the truth, I don't think you're not going to get it. Talk with Mr. Ivory. Call the owners of 611-108. See for yourself if they are credible.
Since the August Meeting:
8/15: We got a notice that a temporary position was filled. Personally, I think that this needs to be a full time position seeing the condition of the complex. The board was not asked for any input into this decision.
8/15: I got a letter from 611-108 after our meeting. Cinthya Long not only refused to address these claims, she colluded behind my back communicating with some board members and leaving me out. If she thinks she is right, why would she leave me and Rich out of the conversation? There are clearly no maintenance records that refute what these owners are saying, or they could have been easily provided and it would have been settled immediately.
8/21: Long sent the board a letter from the attorney. She ignored my responses to that email. She later made this decision by herself and didn't even notify the board when she did.
8/22: Asked again for a copy of the letter from Gator HVAC. Ignored by Long
8/25: Sent pictures of damage from a roof leak. No follow up from Long
8/29: Asked again for a copy of the letter from Gator HVAC. Ignored by Long
8/30: Nancy made a comment about some damage to the lawn. A couple of people got the idea that some were prioritizing that lawn over the roofs. That was never the case. If I can try and clear up how that got misconstrued, please let me know. The roofs are of course our #1 priority.
9/5: Asked again for a copy of the letter from Gator HVAC. Ignored by Long
9/5: Sent album of issues all around Sparrow. There were many major water intrusion issues, and many issues affecting the beauty of our homes. We can't get on the owners about keeping their area tidy while we are ignoring things that need some basic paint for months. The hundreds of issues building up is a result of the board not doing its job.
Here's the album for your reference: https://photos.app.goo.gl/eBbnRAm5ahLhFAgZ6
I think I got the duplicates, but there probably are still a couple. Regardless, there are hundreds of issues here and it did not happen overnight.
9/11: Sent board agenda item that was not included in the board meeting. All of the maintenance issues that I brought up in that email were simply ignored, and maintenance was not included in the agenda. I asked Long to follow up at the meeting and still no response.
9/13: Sent board a mold report showing damage to the unit from the roof. At the board meeting Long told us that she would like to get the report. If she's not going to read her emails, she's not up to manage Sparrow. I've still received no response as of today. I don't expect her or any of you to read the entire report, but a short skim of the document will show that a mold remediation is in order and that the roof is the cause of the issue.
9/18: At board meeting Long continued to disparage owner Ivory with no evidence or reason for doing so. It's clear that Sparrow isn't a single family residence and that any random person can't give that kind of permission. Also, the website is missing a lot of required materials. Probably 75% of what is required by state law to be there is missing. At the September board meeting I asked Cindy when I could come over to the office and help get things scanned for her, and she looked at me like she had no idea what I was talking about and seemed confused that I said the website wasn't up to date.
There really isn't any need for any of us to be on the board of a condo when we have little information from which to base our decisions and discussions. While you may be fine with Long doing everything, I feel that she is not up to the task. She doesn't seem to even read the emails. I will continue to reach out to the owners only because I can't get information from Long.
Best,
Sankey
Long replied to my email, and my response to her points are in bold. I feel like she misrepresented many of my positions.
I do understand and agree that some of these points are trivial. My problem is how she consistently lies about many things, even if they aren't important. The main problem, of course, is the overall state of our condo.

Long again misses the broader point...
1. Lack of communication and ignored emails
2. Maintenance issues are ignored. Roofs leaking for months.

Re: Email from David Sankey dated September 29, 2022
I want to start by saying that I have repeatedly informed Mr. Sankey that the letter he is speaking of
from Gator Heating and Air is in the position of Mr. Jackson. There is no reason I should have to answer
the same question multiple times when he has already been told several times.
Provide me with one of the times that you told me this information. I can provide you with the board meeting recordings if you would like. This is a lie. She never told me this and she just ignored all of my requests because it seems like she was caught in yet another lie about the existence of the letter. I will follow up with Mr. Jackson. It's also just not what she told the board.
She told another lie in this email, that Mr. Jackson allowed them to do so... Not that that should matter. Sparrow is clearly a managed property.
I agree that the letter is a very minor issue. But the lies are a major issue. We can start trusting each other once the lies stop.
As for the position that was filled in the maintenance department, I did tell everyone in the meeting that
it was a temporary position. A temporary position is a person that can work full-time or part-time but
may not have a permanent position in the company. The person that was hired is on a temporary basis,
but he does work full time. I apologize for not defining the difference between temporary and full time
or part time. I thought everyone knew.
Not even my point. This is an important decision that the board should make together.
The issues that we are having with 611-108 are being handled by the Attorney, therefore I am not giving
out information.
And it's a shame that it was handled so poorly by management that it has to be handled by the attorney... At additional cost to all of us. Upon notification that the roof was leaking, Sparrow should have fixed it and had a remediation done if appropriate... Then charge it to the unit owner if it's their responsibility, Unfortunately, if this owner can show that the problem was ignored then we would be liable for damage that was caused by it being ignored. That should have never happened in the first place if it was fixed in real time and the displacement of their family. This could cost us additional thousands of dollars in repairs and attorneys' fees, not to mention the heartache that these owners had to deal with. I think that Long ignored these problems because the roofs were being replaced and she just didn't want to pay to fix a roof that was about to be replaced. If so, that was a costly mistake. Unfortunately, there are no maintenance records that I am aware of. I'm happy to stop by the office to see if there are.
Mr. Sankey seems to think or may be confused about the Attorney situation so I will explain. Sparrow
did receive a letter stating that there was a division of the law firm would be going on their own. We
have for a while discussed looking for new council but have not taken any steps to do so. I don’t know
what you are trying to say but there have been no changes with the Sparrow legal counsel. We are still
dealing with the law firm that we have been for years.
This is a straw man argument. The problem is that you ignored my email. Simply keeping the board in the loop would suffice. The letter stated that we had three choices.
You made a choice. Simply include the board on the communication. We would know what was going on if you simply included the board on the emails.
I do believe that we are all working together to make Sparrow a better community. I appreciate
everything and everyone for your efforts. We have a lot to do to catch up to where we need to be. This
community, like most aging communities have and will always have an uphill battle to stay up with the
aging and conditions. Unfortunately, as Mr. Sankey has stated there is a lot to do at Sparrow due to the
lack of maintenance for so many years. The time it took to get in this condition will be just a portion of
the time it will take to fix it. WE all are very aware of the maintenance that needs to be taken care of.
As the maintenance department and I created the list that was displayed at the Annual meeting and the
ongoing lists that we use in our everyday schedule, we also appreciate Mr. Sankey’s list.
Long has been working here for at least 20 years, and on the board for 12 years. If she had the ability to do this job, we wouldn't be where we are now. She doesn't answer emails. It seems like sometimes she doesn't even read them all. She's not organized enough to handle this task. The only reason people are reaching out to me is that I sent a postcard and they got the impression that someone around here would listen to them.
I also want to assure Mr. Sankey and all owners that we will double check the online access to the
documents but I believe that most everything is posted.
I have to routinely ask you for the agenda because they are never posted on the website in real time. I can see that you added a bunch of stuff since my letter, but you've included the minutes from one meeting this year so far. Many others are missing. It's still missing the contract that Nancy and I asked for.
I'm happy to help with this task. But again, this is something that should just be done in real time. When you get something, just post it. Almost everything is in email form now anyway. It's easy. There's no reason to have to go back. Honestly, this isn't a big deal at all, it's not really that important, but it's easy to maintain as long as it's just done in real time. Unless Cindy will allow us to have access to the documents, she will need to be the person to do so. Again, I'm happy to help.
Thank you

I still haven't received any response from Long about the mold damage that was caused to my unit by the leaky roof. I'm going to be $30,000+ deep in repairs that stem from the roof and all that Sparrow has offered is two sheets of drywall. If Long really wants to show that she wants this job, she could answer emails and schedule repairs in a timely manner. By delaying repairs to units she is causing thousands of dollars of damage. There are clear water intrusion issues all over Sparrow.
It's time for a change.
Best,
Sankey
