My name is David Sankey. I've owned 611-201 for almost a decade and I was on the board for a few years.
During this time, I have learned a lot about management and associations, and the particular problems that we are dealing with at Sparrow. Like many of you, I was disappointed in the increases in the dues, but I understand 100% why they had to happen in order to preserve our homes.
I first ran for the board right after we hired Guardian Management. I feel like many others that they were great at the start, but as Guardian took on more associations they were unable to keep up with what we needed at Sparrow. Guardian had other issues with Sparrow as well, and the fact the Sparrow insisted on still doing some management handicapped them in the end. Sparrow's phone number never even went to Guardian, despite the fact that the board promised to do so. By not working hand in hand with Guardian, we were not doing the best we could do for our owners.
I've recently had a mold problem in my unit. I've provided all of the information on another page. Working with management over the past couple of months has shown me that owners are not treated professionally or with respect, and Sparrow needs professional management. Sparrow is a multi-million dollar property and we are betting against its future by continuing to operate it on a volunteer basis. It's not just the incompetence but we have been directly lied to as well. Sparrow employees are doing things that they are not licensed to do. Throughout the process Sparrow didn't hire anyone to inspect the property who is licensed to do so. Sparrow completed two exterior repairs yet insist that all of the interior damage is somehow coming from within the unit.
I attended the budget meeting this year, and management refused to provide us with any information ahead of time. We asked for financial information during the October meeting and we even put in a records request for the documentation that is required by state law. We eventually got some information on the day of the budget meeting, but that gives us no time to review or give input. The board wouldn't even do a reserve schedule, which is why we are putting $9000 per month (about $57 avg per month of your dues) in the roof reserve in the first place. (Once the rooves get replaced, we will see a reduction in dues.)
I left the board after a few years because once Guardian was gone I had no idea what was going on with Sparrow anymore. Even as a board member, all of the information was siloed by one person and we only got to hear what they wanted us to. We could never get maintenance reports, or even a schedule of when the rooves were going to be replaced.
It's time to give this job to the professionals. I will run for the board to hire professional management as that is the best way to preserve our asset.
